Partnering with property developers QUBE, PACT Construction is set to deliver a 13-level commercial office building at the west end of Hay Street in the Perth CBD.

This $50million project will boast an impressive facade, featuring an entire glazed curtain wall facing Hay Street with an elliptical apolic-clad fin running the height of the building for sun shading. Pocketed balconies and a sky bridge protruding from the northern elevation will create an impressive design element to the structure.

Achieving a 4-Star Green Star rating and a 4.5-Star NABERS rating is fundamental to the design and construction brief of the building, and involves initiatives such as VAV chilled-water air-conditioning, energy-efficient electrical systems with programmable lighting control, and a BMS system for controlling and monitoring all building automation, together with high-performance glazing elements.

On top of this 11,800sqm of A-grade office space will be a rooftop boardroom, garden and entertainment deck for tenants to enjoy. On the ground level, a cafe is proposed to integrate with the streetscape.

A building of this capacity requires extensive planning and coordination to resolve all construction challenges before they become problems during delivery.
