Description

100 St Georges Terrace is an award winning, mixed use development situated in the heart of the Perth CBD. It is noted for its vital role in bringing vibrancy from the Hay St Mall to St Georges Tce.

‘100 St Georges Terrace’ sits in the heart of the Perth CBD and is the commercial component of the 24 storey mixed use development that also includes ‘Enex 100,’ the retail sector of the building. The commercial building comprises of 17 storeys of office space and its connection to ‘Enex 100’ establishes an important pedestrian link between the busy Hay Street Mall and St Georges Terrace bringing much needed vibrancy into the CBD. The development also caters for workers and the growing number of city residents through the provision of diverse shopping amenities. The design of the commercial tower incorporates many sustainable design initiatives including a cross over core approach for maximum tenant flexibility, high performance external double glazing to reduce energy consumption and projecting sunshades. The commercial tower was awarded a 4 star “Office by Design V.2” Green Star rating and a 5.5 NABERS rating in 2012.

Bordered by the Bankwest Tower and the heritage listed Trinity Church, the external architectural design is responsive to the two vastly different building types. Steel and glass is used effectively to establish a contemporary yet subtle facade that does not compete with the other two buildings.

The retail component “Enex 100” on the other hand maintains a historic presence via the preservation of the 1908 Sandover building’s facade which was retained at the request of the City of Perth.

An iconic and multi award winning building, it is noted by the public for its purpose and role in bringing much desired vibrancy into the CBD. The difficult site led to a challenging project however, through careful planning and foresight into the market place, the building has been a success in all aspects including achieving economic, environmental and social dividends to the owners and occupants.
